The Haze Is Inside the Sandwich

Replacing failed, fogged, or seal-broken insulated glass units while keeping a sound existing frame.

The two panes in an insulated glass unit are sealed around a spacer with argon between them. When that seal fails, moisture gets in, and no amount of cleaning touches it. The haze is inside the sandwich.

That means the fix is the glass unit, not the window. The frame, the hardware, the trim, and your wall all stay where they are. It is a smaller job, and when it is the right job we would rather quote it than sell you a house full of new windows.

When Glass-Only Is the Right Call

Cloudy or milky glass

It will not clean off from either side because the moisture is sealed between the panes.

Visible moisture or water lines

Droplets or tide marks between the panes, often worst in the morning and after a cold night.

A chalky white film

Mineral deposit left behind as trapped moisture evaporates and condenses over and over.

Only one or two windows affected

The rest of the house is clear. That points at individual failed units rather than a whole-house problem.

A cracked pane in a good frame

Impact damage to the glass with the frame, sash, and hardware all still sound.

The frame still operates properly

It opens, locks, and seals. If it does not, we will tell you the frame is the real job.

How We Do It

  1. Step one

    Confirm the frame is serviceable

    Frame, hardware, and glazing bead all checked. If any of them has failed, glass-only is the wrong answer and we say so.

  2. Step two

    Template the glass

    Exact size taken off the opening, plus the existing coating and spacer noted so the new unit matches.

  3. Step three

    Order it built to size

    Insulated glass units are made to your dimensions. Three to five weeks is typical for a standard build.

  4. Step four

    Swap and re-bed

    Old unit out, new unit set, re-bedded and re-beaded, and the drainage path checked before we leave.

Sunnyvale's First Replacement Wave Is Failing Now

Fogged Glass Questions

There are defogging services that drill the unit, flush it, and vent it. It clears the haze for a while, but the unit is no longer sealed and the argon is gone, so the insulating value does not come back. We replace the unit instead.

Fifteen to twenty-five years is the normal range. South and west elevations fail first because they take the most thermal cycling, which is why Sunnyvale's sun-facing walls tend to go before the rest.
