A patio door is the largest moving assembly in a house. A panel can weigh over a hundred pounds and it travels on rollers along a track that sits in a threshold taking water, grit, and foot traffic every day.

That is why the glass is rarely the problem. Doors bind because rollers have flattened, tracks have worn, or the threshold has moved with the slab. A new door dropped onto a bad sub-sill will bind again within a year, so we correct the sill first.

When the Slider Needs Replacing

How We Do It

  1. Step one

    Measure and check the slab

    Opening dimensions plus the condition of the sill and the slab beneath it, because that decides the scope.

  2. Step two

    Correct the threshold first

    Threshold and sub-sill repaired or replaced before anything new is set. This is the step most quotes leave out.

  3. Step three

    Set the frame dead level

    Frame levelled and squared, then panels hung and aligned so they meet cleanly along the full stile.

  4. Step four

    Tune rollers, lock, and screen

    Rollers adjusted to the track, lock and keeper verified to engage, screen fitted and running properly.

Settled Slabs Are a Sunnyvale Problem
